Arctic Morgans is relocating out of state.  After 27 years in Alaska, we are ready for easier winters and more time with our horses.  We are offering for sale our two 80 acres parcels (contiguous).  One is developed, with 1600 sq foot house, hay barn, 40x48 shop, and outbuildings.  There is a portion treed, and about 50 acres in 6 separate pastures.  There are three stud pens built, one panel roundpen and materials for a permanent wooden roundpen.  One 20 acre field was just plowed and planted in brome in 2008.  Topsoil depth in this area is good, deep enough to plow.  We average 2.5 feet to gravel.  Soils are well-draining.  The home has a septic system, and the leach field was replaced in 2002.

While only five minutes from Delta Junction proper, and one of the last stops on the bus before the schools, it is a secluded and peaceful location.  There is an excellent well, power is in, and there is good access with a quarter mile of paved road frontage (Tanana Loop Extension). 

The other 80 acres adjoins on the north side.  35 acres of it is in hay (brome and timothy) and it has been fertilized every year.  There are berm rows, which have been partially cleared and worked, and have very little soil in them (well done and easy to burn).   There is a nice wooded building site in the southwest corner, quarter mile road frontage (paved road – Tanana Loop Extension).  Power is available but there is no power drop installed.  There is the possibility of a view of the Granite Mountains, depending on building location.  The property is abutted on the north by a mile long parcel, undeveloped but for hay, and on the east by undeveloped and public lands.
